From the information contained in the Architectural Program, Schematic Designs are proposed for Client review and approval. Next the Client approved Schematic Design is further developed to identify Building Systems. This data is then used to develop a Preliminary Construction Cost Estimate that the Client will review and approve. After any needed adjustments to the design and associated projected Construction Costs, the Client will approve the Final Preliminary Design and Construction Cost Estimate, authorize the development of Construction Documents and select the means of Project delivery.
From this point in the Design Process and forward, the largest amount of Design Time and Expense will be consumed due to efforts needed to accomplish Final Building Design and related documentation. The result is Proposed Construction Documents that are suitable for Permitting, Construction and Bidding. The last part of the Design Process relates to Bidding and Construction. The Architect will supervise Bidding appropriate to type of Project Delivery and scope of services commissioned by the Client. Architect involvement during Construction is dependent on Client selected Construction Contract Conditions for Contract Administration and Statutory Requirements for Construction Observation.
